Abode Nashville | Market Report

It’s no secret. Nashville is attracting hundreds of newcomers a day, and the real estate market is on fire! Young professionals are flocking to Nashville for work opportunities relating to music, health care, and much more. Ten-X Research of Irvine, California recently ranked Nashville as the number one real estate marketplace based on local growth in population, wages and jobs plus overall state of the economy. According to CBS news, income in Nashville is rising approximately 1.1 percent a year, while the unemployment rate stays around 4 percent. RIS Media also states the projected real estate appreciation in Nashville is 4.3 percent.

CBS News also comments the majority of cities seeing grown are midsize metropolitan areas, not the large U.S. cities previously declared as hot markets. Compare Nashville’s real estate appreciation of 4.3 percent to some of the largest cities in the United States. Los Angeles, the second-largest U.S. city, will see home prices rise 1.5 percent, while number three Chicago will experience 2.9 percent appreciation. Home prices in Philadelphia, the fifth-largest city, will rise 2.8 percent.  All in all, Nashville’s real estate is appreciating at double the rate.
